The Dayton Area Board of Realtors reports that there has been a double digit increase in the number of homes sold year over year, and that those homes have sold at an average sale price that more than 12 percent higher than last month.

To be more accurate, the DABR reports the average price of homes selling in the Miami Valley climbed 12.4 percent to more than $123,000 with the median price rising even higher by 25 percent to more than $106,000.

What does this mean to a buyer?
Home buyers in the area need to know that this may be the BEST time ever to make your move. With average home values markedly increasing and the "cost of money" being so low with 30 year rates hovering just below 4 percent we believe this is the perfect storm for buyers.

What does this mean to a seller?
"Sellers will find that their asking price is getting a serious look now" states Marti Newsome of the Newsome Team Realtors. Newsome continued to share that sellers will begin to see fewer and fewer home value calculations where discounting is the central issue. Another metric that is looked at by a Realtor® is the amount of available homes being sold in a particular area. This number has stabilized which means that the demand for homes is not being overshot by the supply.
